I am looking to sell my investment property to my renter after 12 months.

Helloi have been considering FSBO to sell my property for sometime now, I am not a savvy investor and realized I don't quite have the skills to take this responsibility all by myself so will definitely need some help from an agent.

My profile has a long list of lenders that do HELOCs on investment properties in different parts of the country…and I’m not selling anything.You obviously hit a ceiling, which is why I went over to DSCR lenders.  

This was a family friend that wanted to sell in order to be closer to family.

You could partner and offer a preferred equity position (i.e. payment of a set interest rate on a monthly basis + some type of fixed annualized return when you either refi or sell).But with either option, which are your most realistic options for this deal, you will have to show some significant upside.

Sell it and buy another property or BRRR?

You might be able to work with them to support transitioning him somewhere he will be safer from himself.

My fiance has a family member that is willing to sell us a house for way under its current value that she inherited from her adoptive mother, who passed away a few years ago.
