We call it the ping-pong table, as that's about the size.  5-feet is too far to reach when passing out food to those on the other side. 

Similar sized homes sell for 600- 850k in good condition.My idea is to get a loan(suggestions on type welcome) for the renovations.

Consequently, I am looking for new GC's to work with that can take on decent-size projects and will get it done quick.

But I really want to save that moment for a big boy purchase like a decent size apartment complex, 6 units and up.

It depends on the size of property you might be looking for.

God knows where he got it all, he didn't even know where when I asked him for full size pics for website.. he mentioned he had thousands, yeah, almost all except a handful (6 to be exact) were miniature thumbnail size. 

I would suggest that you're on the right track with your loan size, but if you're going through the due diligence, loan process, etc. why not go bigger?  

Just a suggestion, but if you hire a property manager, they'll take care of all the advertising, tenant screening and application process for you.

Good screening got rid of the fear.
