Good way to earn/save some $ and learn the business.  

I want to use a mobile app because I do my accounting (and save) on my computer.

Get the best job you can, start saving up some money, and then when you're ready, house hack.  

While getting a template (likely from another state) may make you feel good, when the time comes for you to enforce the agreement and it does not hold weight will not be worth the savings. 

One property is a condo (in CA) that I rent out, and the other property is a house (in NV) that I live in and rent out the other rooms.I quit my W2 job last year to start a business, which is slightly profitable today, but I reinvest everything back into the business.I have a bunch of cash saved up and am comfortable deploying $100K into another property in Las Vegas ($80K down payment + $10K furnishing + $10K margin).The only problem is that I’m not sure how to finance my next house without W2 income.I talked to a few lenders about DSCR loans, and most say they calculate rental income based on the entire house, instead of by the room.I would love to get the creative knowledge of the BP community on how to fund my next home 🙏🏼I'm also open to any lender referrals 😊

I did all the work myself pretty much which is why it took so long to be completed, but I saved a lot of money and learned a whole lot in the process.

I am graduating college this May and have been saving every dollar to purchase my first house hack, hopefully in early 2025.

AirDNA just had a report out -- I think that @John Underwood posted about -- that had a lot of info, but most interesting to me was the fact that the number of new vacation rental listings was the lowest since February 2022.
