I don’t think the tool is robust enough to support a big portfolio.

It's a good one, but you probably need something a bit more robust if you're self-managing internationally.It can absolutely be done, we work with a lot of landlords located outside the US that self-manage with Innago, for example.I think there are two keys to making it successful:Find software that offers all in one tenant management features (signing documents digitally, collecting rent online, tracking communication, maintenance, automating reminders, etc.)Get connected with someone local to handle boots on the ground activitySometimes you need someone to perform maintenance or even do a showing.

Cost segregation costs are normally$400 - $600 for a software based self engineered study$1,500 - $5,000 for a professional engineered studyThe only reason you want to ask your accountant if you would benefit because if you didn't ask, you may be spending thousands on something that would not benefit you.

For us personally I have to decline these opportunities because our work pool is pretty robust so there is no need to take on the traveling as well as the limited logistics further up that way.I believe the shortage may be do to COVID hitting and many people from NYC purchasing all throughout the Tristate.

With this in mind can anyone recommend a structural engineer (i guess this is the profession who would take care of this), to advise / consult on a solution, preferably based in West side of town (Katy area). 

If you have the cash, I’d get it fixed, and include either a warranty, or some kind of letter from an engineer signing off on the fixes.

Keep in mind my intentions to scale later into a more robust network of rentals.
