I just purchased my first investment property (single family home) in the Indianapolis area and need add an insurance agent to my team.

I know 3 of his agents personally that he's developed into top tier agents and would do the same for you.Send him a message or give him a call.

They use Lawyers, not title agents.  25% of total costs seems high.

As you get ready to start investing I'd encourage you to connect with a local agent in the area that you are looking to invest and they can connect you with other professionals you'll need like a good lender, insurance person, property manager, etc...

In addition to the work, the agent may have liability for any losses the underwriter may suffer as a result of errors in the agent's work, be it in the search, examination, closing or post-closing.
