This scenario reminds me of a large photo article in the Austin American Statesman years ago where a realtor was flipping a house in Anderson Mill.  

Our lease is very clear and we send move out instructions prior to lease end, reminding tenants of the standard for which the property is to be left.

I think the odds are against a single small time investor with littlE staying power. now going into a syndication it is a formal rehearsed plan: the costs and problems have been researched, there is experienced project mgr hired and even lawyers on standby to protect the project, property managers ready to reminder, collect , evict tenants rightfully and plumbers, electricians, trades mens will all go to a syndicated project any day than a small time landlord to do business. 

The mention of a blanket loan reminded me I had them in my pocket from the business. 

You can customize when to send reminders and late notices.

Also, they rarely did yard maintenance and I had to remind them that it was part of their lease agreement.

Luckily my husband reminded me it could be more costly to get a bad tenant in!

Not to say our architect is indifferent to costs, he absolutely is (and I remind him regularly!!).
