Logic/assumption being that a cheap tankless water heater will be of worse quality than equivalent priced electric water heater based... and that a 5 yr warranty would eliminate many of the headaches and has been proven to work so far (assuming people haven't complained about hot water all along, rather this is new thing as the heaters are starting to fail).If it was different asset class or he was flipping it...

Also, you would not know the quality of work the contractor performed ten (10) years ago.  

I use to do all the deal hunting, research, swinging the hammer, screening tenants, property management, daily maintenance/inspections ect.

Hello All, I am in the process of screening a possible tenant for my property.

I am thinking of the following themes: Abundance, prosperity, improving quality of life/neighborhoods/properties, integrity.

In this scenario you would do your normal screening on the new applicant, and write an addendum to add them as an authorized occupant.If you feel comfortable releasing the tenant from the lease you can write a new lease with the new parties and transfer the deposit to that lease. 

I should mention at this point that I had screened the tenants and they had excellent credit scores and rental history with no criminal record.

Also, I would like to hear (or read rather) recommendations on quality contractors and home inspectors.
