If you had 50k in credit card debt for business startup costs (not real estate) with a 3-4-year plan to pay it off, high debt utilization in the meantime and a 620 credit score - but wanted to start investing in rental properties - what would you do with 20k that falls into your lap?

(We're aware of the five year look back period for Medicaid eligibilty but it's not a big factor in our decision to do this.)We would get the house appraised so we can document paying FMV.House would be purchased with cash (it's a small home in a rural area and value is low)Inlaws would sign a lease so that it becomes a legitimate rental and we can deduct expenses, etc.

I'm currently working on scaling up quickly through purchasing large SFR portfolios and/or apartments, and I'm in preliminary talks with a few sellers willing to carry back a seller 2nd note of 20-30% (i.e. the down payment).I'm looking for a lender that will move forward in financing the initial 70-80%, in 1st position, alongside a seller 2nd of the remaining 20-30%, totaling 100% CLTV.
