The LLC provides liability protection.

This of course led to an increase in the value of my computer data, which is now protected by layers of paranoid backup. 

I'm currently in the process of licensing in VA, WV, TN, & OH now, as they all reciprocate with my Kentucky license.I would need to look at how VA does it, but most states protect homeowners from these type of problems in one way or another.  

Ultimately if you do not have anyone in place to fill that role, how can you ensure protecting your investment/s?  

That should protect me, right?

Greetings, I'm considering forming a family trust as a way to protect my investment properties (as well as other investments) from property liens, judgements etc.

I'm pretty sure if you look up Harden or bulletproof your rental you will be able to find this thread, it is full of fairly low cost ways to make your rental better protected form rough tenants.

One thing to consider, there is a high possibility switching to a 30 year mortgage will only reduce costs enough to avoid a negative cash flow.  

The LLC will provide you some protection.
