I won't be able to invest for another 5-7 years since my wife and I are working on paying off debt and saving up for a down payment on our own home here in Florida, but real estate really interests me so I am trying to learn as much as I can so that when we do decide to dive into it, hopefully there will be several things that I have a decent base in.

Of course not.If you consider the fact that if you have no money, you would be better off going to McDonald's, getting a job, working for 4 months saving up a decent marketing budget, and THEN attempting wholesaling, your chances of success FAR supersede the chances of doing what is cheap (but with a terrible success rate).People, understand this.You do not seek success based on what you have.You need to figure out WHAT YOU NEED to become successful and get it.

Side note: I couldn't fit this into each chart's description but I would like to say 1) Many of highest ranking counties based on rent/purchase price (1% (or 2%) rule) are false positives because there is not enough demand; these would be low population/ frontier counties.

I heard that the greater than 1 year holding is based on how long my parents held it, not based on how long I held it.
