It is a duplex with two mobile home lots also on the lot, I have worked out the issue with the mobile homes so they are not the problem, however the duplex is currently being occupied by me, and a business. the duplex was previously used as 100% residential, and is still outfitted for full residential. is this gonna be considered commercial.

I've gotten a fair number of leads (but no buyers or renters yet) off Facebook so I'm not sure how effective it is, but if the property is in a college town, I'd do it.

I believe you are from NY, and if this is the case, NY and CA are the only states that the conventional loan I outlined previously are not offered (BTW, your credit history or lack of tradelines would have been acceptable).
