My PM has only a few pictures with cluttered spaces.The other home has better pictures taken before the tenant moved in.I was told the house doesn’t need painting and preparing for the tenant until the tenant accepts the lease.

I did a home in Johnson City and used Allen Trundle for paint/drywall and he knows lots of people - found some good subs through him 

Invested $6000 in new plumbing and painting.

The paint on the exterior needs to be finished and the gutters could use replacing.

The rest of RE is sheetrock, paint, and flooring.  

If its a small area, Lowe's sells tinted paint to cover up the stains (the leak is gone, right?).  

New tenents every time you have to paint and change carpet.

I have my degree in Commercial Art and I have a clientele that I do paintings, murals and art restoration for.

Way too skinny for me . 20 grand is a small quick fix and paint in my neck of the woods .

Could also use removal of vinyl siding and painting but that's always a gamble since we never know what we'll find under the vinyl.So as you can see, it's not a great deal, but it's a free duplex with the financing (albeit not great) in place.
