I mainly focus on apartment buildings and retail properties for triple net leases and do not look at as much gross leases and office.

The most recent sales are very close to retail without the benefits of clear title and inspections etc.

You do not wholesale properties off the retail MLS.

Well, @Trevor Rutherford, we have been in retail sales as sole proprietors since 1989, so that kind of behavior is not so surprising as it once was.
