I have two paths forward to get my first deal done, and I'd love to tap into the collective wisdom of the BP community for feedback.Option 1: Buy my own small multifamily (2-4 units)However, it's been difficult to find actual "deals" and candidly I haven't put in the effort to go all out, with direct mail, digital ads, out of state owners, etc. mostly just working with brokers and looking at the various online sources. 

I know people who go to three grocery stores every week to get the "best deal" everywhere and maybe they save $10.

@Bob Huggins My main online marketing for that target group is through Craigslist, nothing else. 

Lot's of online tools to help you learn more about crime, medium income, demographic data, and etc.

I am working with an agent to buy a property and when I was searching online I found a property my agent has listed.

@Brandon Ness not that this helps your situation, but are you allowed to force the tenant to use an online payment system?

My recommendation is to use a password manager such as LastPass to store your codes and make them randomly generated codes.
