Better yet, require that the seller delivers the property with a passing inspection by an inspector of your choosing.

The proof is in the details, they can tell you whatever you want to hear but you want to make sure they are actually delivering for there other clients.

Mixed in with all of this is comping out homes going to auction and delivering bidding instructions to my field bidders.By 11:30 or so I can start to do proactive things like meeting with staff to help them resolve issues and make decisions.  

But how are the forms delivered? 

I don't know how it works in the state of Pennsylvania but in California the objective is to make sure title is clear before property is delivered to end buyer.   

@Luke Petrozza  I've seen many techniques used by investors, everything from using actual robots to hand write yellow letters to having letters hand delivered via UPS or FedEx to ensure the mail will be open and read.
