The other day I went over my friend, who I had hashed things out with, and told him the great news that I was closing on a new home for my family and he got really upset about it.When I told him the timing of things he did not care, all he kept saying is that friendships shouldn't be this hard and that if I was thinking of buying a house I should have come to him sooner and hash things out and he could have been our realtor.Full disclosure before all this, and even though I never uses it, he had giving me his access to the MLS

If you decide to proceed with a hard money lender then the good news is that they will double check your numbers in order to lend - my rule of thumb is to never close on something I couldn't assign, I only close on deals that I didn't have enough time to try and assign.
