Wholesaling Question for experts.

I'm a newbie wholesaler, about three months. I found a Triplex, drafted a contract. But my investor backed out. And I haven't been able to locate another. I'm considering locating a private lender or hard cash lender and purchase the property myself. The price is 255, current cashflow is around 3k monthly. Does any one have any advise? I've never used either one and unsure how this might work or not work. Is this a good idea?
