There are multiple examples on these boards of sellers who offloaded MFH with their brother/cousin/mother/friend in one of the units, especially in difficult eviction places, where the new buyer ended up doing cash for keys or similar just to get the place empty.

And no matter what you do with this charge, on the next service call for kids toy in the new one, and you should make it clear--that cost is on her.They make Lid Locks to keep kids from doing this.Maybe the mother should look into buying such a device for her child.Good Luck!

Although it is expensive (NYC), and can probably be reduced, it will unquestionably gain substantial equity with these improvements based on comparitive market analysis- much of which I can either do myself or have done with multiple contractor connections (my mother has 30 yrs property manager experience in nyc).
