Have a mobile notary standing by and have a prepared "Deed in Lieu of Foreclosure" (if you acquired the mortgage), or a "Quit Claim Deed" if you don't have the mortgage.

I will pay cash for tough to finance odd properties that don't quite fit into lenders little boxes (like mobiles on land or 2 houses on 1 lot), have too many repairs needed to appraise or need sold too quickly for a mortgage. 

The problem most people will get into is thinking "Oh it's just some damage right here" and then find out they're replacing entire framing & mechanical systems.

Rough plumbing mechanical sprinklers all ready done. 

As you do that you're going to learn the mechanics of the business.

There are so many more variables with mobile home parks that need to be understood, it will surprise you. 

I am considering rehabilitating cheap properties including mobile homes and renting them as section 8.

Are saying the Mobil home is for sale, by its LP?
