I've been binging webinars, youtube vids, podcasts, reading these forums and attending networking events in my area to educate myself and meet like minded people that I can learn from, possibly shadow and evenutally/possibly work on a deal with.  

I've been watching some youtube videos, and have a few books in mind.

Having an investor minded real estate agent who invests themselves is a big plus.

Well, I'm not advising that someone is definitely up to no good, but if they haven't provided you with any type of comfort, peace of mind, and trust that you need just shop around as much as you can.  

Also  the fact that you have another set of eyes and ears working on your behalf and have your best interest in mind when selling or buying for their client 

Not sure what your exposure is at your price point, but keep in mind that your agent and PM will likely remind you they aren't a lawyer if you call them to complain later about something you didn't know about. 

It must be a new purchase.However, a musing occurs in my mind. 

I’m not paying for Orkin to come out and treat for spiders regularly and I don’t see this any differently as they are both considered pest control in my mind.

In my mind there are two variables.1.

Others want to maximize their return and don't mind investing a few hours into their investments in order to make it happen.
