Originally she was looking for a company that would be able to meet her needs initially where she puts up the money to lend as well as brings in the borrower and uses said company as the middle man to structure the loan.

I am quickly realizing it's difficult to find 1) properties which meet the 1% test, and 2) properties which cash flow positive from year 1 (unless we increase our down payment from 3.5% to something much higher).I would like to get two pieces of advice from the Bigger Pockets community in Massachusetts.

Read.....youtube.....there are several wholesaling groups on fb that you can join and possible meet people in your area that you can team up with. 

Brian, thinking big really quick, I would say a few 800 FICOs ready to personally guarantee and a few to five seasoned LLCs each with a D&B PAYDEX of 80 or more would get you the most financing you want at the lowest possible rates assuming you meet the income requirements.

You and this tenant have definitely started off wrong and functioned poorly for 3 years.Get your own tenant and reclaim your profits.Then see if there is a Landlord Association in your area that you can join and start attending local meetings to get local support and information.We want to see you successful!
