Or if you know of a mechanic .Don't know the law's in Texas but here in California you can put a lien on it through the DMV and since it's on your property, the DMV will send out a notice to the owner.

The high ROI is very attractive and with them advertising these properties as turn key homes I assumed no major mechanicals would need to be changed for at least 3 years because I was told everything in the homes I was purchasing would be brand new.

If it goes dark you need to make sure location is good.NN, 8.3 cap, 3 years left primary term is a loser to me.I have seen batteries plus, banks, dollar stores, etc. take over the rare pharmacy location that goes dark.Roof is flat and if A/C etc.is old to replace roof and mechanicals is tens of thousands of dollars or more.
