I also don't know what you mean about Texas being a "non-disclosure" state, but I haven't yet run into any situations where I think being a licensed realtor has hindered me at all.

I will be meeting her in person (she is crazy, btw) but I'm nervous that she is going to meet me at a time when the other person or people may be out and she may just tell me that whatever 'stuff' is left at the property is hers, she couldnt get it out and I can get rid of it.

If i become  a landlord again it will be becasue my spec homes did not sell and i was forced to turn them into rentals. but as long as i can borrow construction money and make on one house what 10 years of cash flow would bring me at a fully levered rental i will do that and suffer the tax consequences.

The cost of the turnover is important, and it plays a role in the timing, but the bottom line is the money is the same value when it moves...it's just at a different location...and if I can time that move, and what I am moving is the money I put in, plus the appreciation, plus the principle payoff (thanks tenant...again), and the total allows me to move from one property to two (or more), then my money is working for me...at a higher efficiency.
