I am recently looking in areas in Maryland that can rent for more than the 1% and in the next 5 years have massive appreciation.  

IE Warren Buffets buy whats hated and sell whats loved.  

so in TX we don't have a big issue with people underwater...but..if it has zero equity, I think a 2 year lease option would be a better fit(**this is specifically for TX where we don't have massive depreciation) or a sub-2.

I don't know how they get away with it or if they do get away with it..but the returns can be pretty massive it sounds like. 

I love the massive amounts of information in this thread.

The prices have risen, which has squeezed the massive cash flow we enjoyed 2 years ago, but we're still finding solid deals each down down here. 

Massive tax increases are encouraging more and more to leave the state.

(btw, being a billionaire is literally my goal, I believe in massive goals lol)I'd love to connect with people and once I learn and can contribute more things of value I'm definitely going to. 

Mark Bascetta sorry, just saw this. i grew up in CT and just moved to texas 2 years ago. i live in houston. to be totally honest, i like the numbers in new britain better than houston. however, houston is exploding with growth and CT is not. as you can imagine, the massive growth down here does not yield cheap properties. i’ve had success in CT and plan to continue that.
