You have to be sure you are complying with all of the disclosure laws obviously when dealing directly with people but you also have to be sure you are in compliance  (with both the law and your brokerages requirements) when you are doing any mailings.

When I did hire a lawyer due to a tenant problem they had me send two of the exact same letters, one by regular mail, and one return receipt where you get that green card back.

I would suggest: don't evict - just give Notice of intention not to renew the lease, and remind them of the EXACT day the lease ends, that they MUST be gone by.
