My market is very transient, with a lot of oil & gas and manufacturing industries that bring in workers for 2-4 year jobs, so many are not looking to purchase homes, but rather rent.

After that I had to use Monox, a Greek silver-bullet primer to coat it, a product much like Kilz interior/exterior oil-based primer (your eyes burn when you apply it).

I live in Odessa Tx where we have a housing crisis at the moment because of the oil boom.

Be sure to show everyone the garage and temp oil tank. 

I originally built this house to live in, but the oil industry had other thoughts.

History suggests that this area is basically a warzone and that investors should stay away, but recently I have been seeing a number of articles announcing big expansions/construction in the area.I know that most of these projects will be dependent on the market for oil/gas/petrochemicals but currently and at least for the forseeable future the energy market as a whole (besides coal) looks strong. 

Nice to finally find one that I think may be able to go somewhere (fingers crossed). been bored waiting for my oil etf's to go up :) @Daniel Dioguardi  you are correct, these are fully separately metered & paid by tenants. nice thing is that they have central air, pretty common for me to find window units in these older ones.

I am an attorney as well, and I recently decided to quit my job in oil & gas to focus on my real estate investing full time! 

Husband will probably take retirement from the oil industry soon, BP (the oil company, not Bigger Pockets) is cutting 15% of the workforce,  mostly senior folks.
