Should we pursue legal actions to get our money back if he dont give us the title?. 

I am an engineer and have more than 8 years experience in planning in multi-family design so that`s the easy part for me.

Tenant screening: Hi everybody, was going over background check for applicant and while looking up a judgment in the circuit courts i notice three cases against him first one was in 2008 for carrying a firearm at the age of 18, second one was for a DWI in 2010, and third one was for a pending trial that is for DWI and carrying a firearm in 2017.currently the applicant meets all my minimum qualifications and am not sure if i can legally deny him due to my finding.

Due to me not being able to enter a legally binding contract I don't think I can really start this until next year, but I want to put myself in a position to get an educated start out of the gate.

Turns out the three unit was not a legal three unit, but a 2 unit with 1 unit of commercial space.

They even told us that they went to legal aid and that the attorneys there advised them that we have to allow them to stay month to month after the lease expires (which I know isn't true and I told them to have those attorneys contact us). 

I have the cash ready to buy and want to make things happen quick.My question is, what info can I legally request from the seller before submitting an offer (ex. copies of current lease, etc.)?

in WI we dont need them other than for Deed Prep generally, but legally in WI I can prepare a deed as a Broker if i want the liability.
