I am not sure how much houses run around here right now in the current market I have been looking on realtor 200k-400k, I am looking for basically a cabin preferably a short distance from pigeon forge and gatlinburg.  

You did just ask for opinions to steer you in the right direction.  

It'll take a few years but I think this area is going to show steep appreciation over the next 5 years and you can get a decent place that'll cash flow a little right now, more if rates drop and you refi and best of all, high appreciation over the next 5-10 years. 

It's a tough market out here right now.

Seems like a year point right now are roofs 15yrs or older. 

Many times this is done right before closing of the sale. 

We have a few bougie buyers right now that have a 2 bath minimum for a house hack in LP and Lakeview.

I'm not sure their experience with something like this, but they would definitely know the right people if it's not something they can do.
