Is it common for a commercial lease to require tenant to pay proportionate share of the property owner's Taxes and Insurance?

Hello, I'm in search of a student housing lease and wanted to know if the BP lease, for my state, is a good foundation that I can adjust to fit my niche. 

There is only a few reasons to buy single family houses as a rental, one reason is when you are "house hacking", if there is high demand for it as this time, if I was doing a "Lease Option, and it has a good location, several amenities there and close-by good schools nearby, good retail nearby, public transportation with a nearby bus stop, etc.. 

I always tell my tenants if you buy from me, you can tear up your lease for free. 

Lease option is a great way to start out.

Will I need an attorney to switch the lease into my name?

I expect a reasonably higher rent per square foot in the area.So, I just need some advise on how to create the lease.

Employers do take advantage of that to lease smaller office space in better locations. 

We found out the person on the lease broke up with her boyfriend and moved out.
