In the world of mobile/modular homes, tub and surround alone are 40-50 hours for removal and replacement of non window 5 piece acrylic surround and tub. price for materials in 2017 about 300 each tub, and quality surround. plumbing will change slightly, size will change slightly. by the time it needs a tub, it leaked!

The larger the disparity between what you have coming in versus what is going out can exponentially reduce your financial leaks (loss of your money to interest etc) then you in turn take these accumulated savings (through your line of credit) and purchase more passive cashflow assets and rinse and repeat till you reach desired results.

They also typically have certain reps and warranties built in that have to be true for you to be obligated to close, like the major systems are in good operable condition, the roof is not leaking, there is no mold or lead paint, no high levels of radon, etc.
