Guys I read a couple great posts here about HELOC for self employed businesses were there are many write offs to show an income on a tax return.  

@Mordy Chaimovitz when I try to sell a client’s home with tenant in place, I speak with them directly to find out what works best for their schedule.

Not bad here in Sac though since everything is online from turning tenant request called RFTA to rent negotiation through email, landlord portal, direct deposit set up.

I am also getting leads where the person is saying they prefer to pay by card. 

Yes we have relied on mentors (our contractors and real estate agents), but we have sent them leads, work and have treated them fairly on every project we do.Much cheaper than hiring a guru who you really don't know if they are successful in the first place.

I've rarely found this to be the case though, as national brands will seek out those locations in advance and purchase directly for a later sale-leaseback if it's truly a superior to location to one they already have nearby.

Hi Adam, While there may not be direct comparable sales in the immediate area, look for properties with similar characteristics in nearby neighborhoods or similar market segments.

Any income you make from the tenants is going directly to your mortgage reducing your cost of living which is the #1 goal for house-hacking.
