Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

These people usually own very little real estate or have something to sell you (their advice, a turnkey in Kansas City, or a "free" seminar)I own 19 units in Oakland and have bought them all in the last 2 years.

We spent time there last year, and I was amazed at how much construction had taken place - seemed almost ubiquitous.

I buy for location, and there are a few things that usually make me walk away - late last year I looked at something I was considering buying but there appeared to be a massive sinkhole developing at the driveway that was taking the slab with it - and usually those things are serious foundation problems, unsolvable/difficult to solve water issues, failing roof support system, no siding or severely damaged siding.

I just helped a couple get a fixer upper in Hiawatha and a bank owned property on the NE side in the last few weeks.
