Plus with the lack of pictures I think it is hard to say what repairs are needed.  

The biggest harm I have seen toward owners from property managers is lack of screening of tenants.  

Don't open up any new cards.I think the biggest thing here is the lack of credit history and the total number of the inquiries.   

A lack of $25K as downpayment is a redflag. 

I just need to break out into the real estate world as soon as possible no matter how big or how small. the biggest thing holding me back rn is lack of money.

A lot of times I hear investors talk about the "hard times" and losing properties, but they lack substance as to why and what specifically happened. 

@Shaun Weekes I was told banks wouldnt lend you money for a 4 unit or more because of the lack of experience.

In extreme cases they are tricking and deceiving.I am all about buyer beware, but I have also seen elderly relatives taken advantage of and I don't have much respect for the slime balls that do that kind of stuff.There are many honest wholesalers, but unfortunately the industry as a whole lacks oversight from a legal or ethical standpoint.

I ultimately believe I have the technical design capabilities to create dwellings that are efficient, but I lack the knowledge of business concepts and strategies to execute my vision.I wanted to know if there are any architects out there who have done this or something similar to this.
