They'll probably pay you rather than have you file a claim, but more likely will work on your behalf to put pressure on the seller.The people involved will probably tell you its too late, but thats because thats the easy way out for them.

Finding comps isn't necessarily hard, but you begin to get vastly different numbers for houses that are pretty similar.Given that I am new to this and want to minimize my risk exposure on my first rehab deal, my first intuition is to just focus my search in the zip codes I can easily comp out and I know will limit my risk of basing my decision on bad data.

Maybe you have a minimum heat requirement that is intended to prevent frozen pipes; the fact that pipes froze would indicate a violation of such a clause / addendum.How easy would it be for you to actually collect assuming the tenant admits / concedes guilt in this matter?
