I usually try to do 45 days.. they aren't going to be happy but stand firm and do not give a day extra of time or you have to start all over with your notice..State you will provide proper rental references.You can google "Non renewal / Notice to vacate" for samples to use, I put both terms on the notice.

To muddy the waters a bit more, some brokerage firms will also set up a Solo 401k or Individual 401k which meets the description above.

When you do that, the firm MUST respond and resolve it satisfactorily or they could be fined, have their license suspended or even revoked!

Private equity firms buying up all investment properties at the moment. 2017... needing something to happen to force/require a sell off so I can jump in.

Some guests even want to call just to chat and be friendly, but I'm not a hosty-host, I'm a business person.  

Many of these will be too small for the big commercial brokerages but you can always check the commercial divisions/specialists at the residential firms like COLDWELL, Remax, hunt, etc. these folks have $500k sales all the time.

If you can design a website go ahead and design it but I would also recommend hosting it as well.

Gerard,Dan is correct, I believe you are looking at syndication firms that pool investor money (investor is a limited partner in the deal) and the syndicate group does all the work finding, acquiring, improving and managing the asset with the goal of earning attractive risk adjusted returns.  

I live in south central Montana near Billings, I'm open to not only large firms but smaller ones as well.
