There is a Clarksville Focus Group from the REIN (Nashville) group, may be able to network through that subgroup for market specifics/off market deals there - save some time and get to know some folks.

I understand how the 70% rule, the various REI formulas, and I have a couple agents that provide me comps in the area to get the ARV, but yeah estimating total rehab I have yet to figure out.Secondly, I've tried to find wholesalers or wholesaling groups in the area as well and am having trouble on that front .
