Hi, I am working on a deal to manage 6 apartment units.

Investment Info:Large multi-family (5+ units) commercial investment investment.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Anyone here have experience in ground up small multifamily 20 or less units?

Any chance it wasn't the husband you met at the unit and it was a boyfriend?

With a duplex, you can do STR, MTR, or long term rental on the unit you don't occupy and those options might give you a substantial boost in CASH FLOW.Yeah living in that duplex might not be as nice as that newly constructed SFH but the VERY small sacrifice now will pay HUGE dividend down the road.  

I am looking for multi family 2-4 units.

We use a very cumbersome product built for 50+ unit PM Co's, but when we were smaller we used Guesty and liked it except they did not have trust accounting, which I think they do now.  

I have a question a friend of mine that owns some property said it’s going to be harder for me to get a four unit next because I acquired a duplex first is this true ? 

There are two people living in the unit, one has signed, the other hasn't.
