Everything anyone needs to know is readily available and with enough cash most road blocks to success are eliminated.Short cuts and get rich quick schemes are best left to the dreamers.

My mind runs on autopilot - the time I get up, the clothes I wear, the foods I eat, the chores I have to do, the appointments I have to keep, and so forth. 

There are dog food bowl and water inside and outside. 

This is just to find the right avenue to intelligently navigate those two opposite currents of being able to have a license and apply my acquired knowledge to be a succesful real estate investor without having that sword of Damocles called the Law hanging over my soon-to-be rich head.I welcome all suggestions and please rest assured that your solicitude is greatly appreciated.Thank you for taking your valuable time to read this missive.

Except the first qualified applicant had never seen the house, had a new job he had not started and was relocating from out of state with 2 room mates who worked fast food...I ended up telling them, per our agreement, that their fees were refunded and such, I signed no lease, and that they have not paid all monies to move in or even seen the property.

It's good that you have a 15+ year picture, everyone wants to get rich in a year it seems.I agree with @Tom Parris comments about property age.

On inspection, I saw there was a lot of food dribbles and spills from the fridges and the outer door was left open.

I am looking to house hack or live in flip in the next 2-5 years.My long term goal in life is to build a permaculture food forest and community of friends and family to live in harmony and cooperation with our environment and each other.
