I am looking to purchase a multifamily property and at this point anything I find in my local market has negative cash flow so I am looking for suggestions across the country where I can deploy my savings and get a return.

Few lenders may go as little as 90 days or 30 days depending on the amount of rehab work put into the property and the lender's final consideration of value. 

What other strategies investors using for good cash flow in the market?

Why not invest in markets that cash flow from day 1?

This might be a good place for trial guests until you go live, but you only renting to them is a mistake unless you are not in it for the cash flow and this is truly just a second home that you don't need to make income on. 

Contract is for $110k 5% 30 year term, no balloon.I want to make sure I’m not jumping the gun on this deal and the location will allow me to cash flow.

@Eric Rice Maybe I am too dense but I read your post a few times and I am missing the separation of where you want to live and what you want for investing.I mentor people who want to invest in residential real estate to generate cash flow. 

I prefer to rent slightly below market rates to reduce vacancy costs, but then I need to get a better deal on the purchase price to hit my cash flow numbers.

In other words, does owning an unencumbered cash-flowing RE portfolio make the borrower more desirable to lenders, or is cash on hand all that matters?
