Hey all,We've just purchased our third house and had our first person back out of our lease after doing a few things for them to sign it to make the house move-in ready and pushing the lease start date out a few weeks.

We have seen historic numbers in leasing to date (we rented out almost 40 homes last month and are on pace to lease out almost 500 homes this year)What investors are doing and what we might doselling - i already covered this above but it may be a good time to sell, especially with the rumors of changes to capitol gains laws.buy - a few clients of mine think things will just get worse and prices will go higher and are buying all they can now before it goes even crazierwait - i am in this group. 

Some newer investors don't see that build date and potentially make a bad investment not realizing the amount of Cap Ex new systems cost.

If you have notice from an exiting renter, you can usually dove-tail their exit and the new tenant's start date within a few days.  

Lenders don't fund before the closing date and certainly not before approving a settlement statement.

The seller finances 90%, 95%, etc and you provide the remaining % at closing For example you and the seller agree to a contract for deed that expires in 5 years, then at the 5 years you obtain bank financing.

If a tenant isn't paying rent and there lease is expired does this make it easier to kick them out?                        

I know your post is dated, but I have started looking at other comparable comps in the areas, using Zillow, Redfin, and the "Rent Estimator" on Bigger Pockets, etc.

For example, gives me $20,000 for down payment at 5% interest to be paid back by xxxx date.
