@Don Carey My clients and I usually wish the Sellers well and tell them that, if they ever change their mind and want to take our offer, to give me a call and if we haven't already bought something else, we might be able to work out a deal. 2/3 of the time you never hear back from them, but sometimes you do.You know what you're willing to pay based upon your business model and stick to it.You as the Buyer have the right to offer what you are willing to pay.As the Seller, they have the same right to ask for what they want.Sometimes the parties come to agreement and sometimes they don't.You're not doing anything wrong.

From what I've seen the larger wholesalers are mostly advertising C's and D's, right? 

Has anyone ever offered taking equity/percentage of the final profits VS interest or points? 

Wanted to share my most successful real estate deal I've ever completed.

I have tried other avenues including our own website and on some of our properties sharing the PM duties with larger companies (like Wyndham Resorts) to get exposure on their websites. 

Anyone can give you a contract, but it doesn't mean it would hold up in court if you ever get there.And all real estate is local - each state is different - so you need to be attending local investor meetings to learn what to do and not do in your area.

Larger down payment and higher interest rates would apply.

People elect to be taxed as S Corp to save on self employment taxes, but rental income are inherently not subject to SE tax, thus S election is not needed.S Corp also complicates the transaction if you ever want to sale. 

Also interested in any multi-families/larger deals and if there are opportunities in your area.
