I'm not afraid of hard work, I pride myself on my work ethic, I just ultimately want to be happy and build my own life. 

Sack up, work hard and work your network, but most importantly remain ethical.

Ethically, I think long term housing is the right thing to do but that's just my opinion.

This won’t work if net listings are illegal in your state and there is still the ethical concerns about wholesaling this is just a solution for the wholesalers who don’t have the money to actually close so they are not performing fraud and to eliminate the possibility of being classified as brokering without a license.

I am not sure about the legality, but ethically speaking you should have went through the agent.

Realtors are required to follow a code of ethics, practice under a broker who is ultimately responsible for their conduct, and carry E&O insurance at a minimum.

Congrats for finding the real truth :) I truly wished I could support at least one of these influencers on Youtube selling the idea of wholesaling (with zero money needed)... but I just YET have to find anyone that actually teaches it ethically, honestly, with full transparancy.. so till then I will be Guru enemy #1!

There is a couple RE firms here in town that tend to pick up all the HUD homes, but they are beyond un-ethical and I really don't want to even bother with them any more than I already have.
