They are tired landlords and I feel like once they have a reality check and realize that their property isn't worth that much in the condition it's in then my offer of AS-IS might start to sound more enticing to them.

They have a fixed promotional rate recently for 12 months than switch to the PRIME rate.

For these firms it's an ego stroke  to the agents for a low fee to entice volume growth at the company.Find an investor brokerage to hang the license with.

This is the BRRRR method that is promoted everywhere on this site.I don't know of any HMLs that still charge pre-payment penalties.

It may or may not entice them to get it paid, but unfortunately there is not much else you can do. 

He practiced what he preached, and bought houses everywhere he promoted.

(I'm not trying to promote any of these companies, but it took a long time to find affordable options that would really work for an overseas investor so I thought it might be helpful for others trying to do the same.)So after a lot of preliminary admin work and transferring my LLC's initial capital contribution, I'm finally ready to go!

The more people you allow/promote, the more likelihood there will be of large party groups.
