We have encountered a few rough ones, too.  

Legal and ethical issues arise frequently, and are commonly encountered in certain fields such as medicine, healthcare and politics.

Pouring $500 a month into something that you can never get access to unless you sell or refi is not goodA lot of investors in Toronto encounter this dilemma but principal covers negative cash flow and they bank on appreciation. 

Additional background research on this individual revealed he was involved in a rent to own scam in Detroit that received media attention, although I don’t believe he ever faced charges since he simply owned the properties used in the scam.

Any lender that discloses that you should pay origination, discount point and or associated loan fees upfront for the loan will be funded (or deposited directly in your account) is probably not legit and may even be a scam=RED FLAG. 

Your reply here, which is full of half-truths and more evasion, is just further evidence to me that you do not have the processes or the people in place to deal with situations that go sideways and are almost certain to encounter this kind of situation again in the future.

What sort of fines have you guys encountered from putting up bandit signs in San Antonio?

I've never taken a hard money loan before and definitely don't want to get scammed.
