If the seller denies it, so be it.

@Scott Smith I am no attorney although I have several in my family... what I can say is I have never had a client denied a legitimate claim.

However, I see actual T12 statements that seem to deny that logic and, of course, brokers use these T12s to justify low expenses and high values.

I've seen them abuse their customers way too many times.

😀"Fixer" is generally understood to mean that the house is functionally outdated and/or has been abused or neglected. 

Lastly, they use/abuse this poor guy Chris as their single source of evidence of success (don't truly successful programs have dozens of successful students to endorse them?)

However, when the claim processed sent me final letter they said we have to fix some part of the roof with gutter and it should not cost more than $1300 which is less then deductible so claimed was denied.

At some point, they have to take responsibility for their decisions.My lease states they can be held liable for causing damage to the rental through neglect or abuse.
