However, I see actual T12 statements that seem to deny that logic and, of course, brokers use these T12s to justify low expenses and high values.

However, when the claim processed sent me final letter they said we have to fix some part of the roof with gutter and it should not cost more than $1300 which is less then deductible so claimed was denied.Â

At some point, they have to take responsibility for their decisions.My lease states they can be held liable for causing damage to the rental through neglect or abuse.
