Vinyl will definately last longer which will lower your Cap Ex cost over the long term, but as others mentioned carpet is better for sound insulation between floors.

In the "Standard FAR-BAR," the repair costs are negotiated up-front,.and as long as everything is in working condition as defined in the contract, the seller is under no obligation to fix anything above the agreed upon costs.

I use Favor cleaner by Johnson & Johnson for the floor in the apartment I am renting, cant tell if its vinyl or laminate but they have it in the bathroom and kitchen and I know its definately not wood and I dont think its floating either but the cleaner does a good job.
