Hello All, I am a first time real estate investor that is looking for information on best practices for setting up a checking account and arranging payments from tenants to be received on mobile apps. 

We don't pull their credit or charge them an app fee, but this will tell you how much they can afford to pay in rent, which will give you your options. 

I am listing the projects below and separating them by weekly checkpoints from date of purchase.

Driving for dollars is the cheapest way to start, but you still need to have a few bucks to pay for the app, skip trace it and maybe send a few targeted postcards, if you don’t have the money for PropStream it makes me wonder….

And I might have misread this as you were the seller not knowing which offer to take seriously; If you're weeding out tire kickers and those posing as cash buyers- you've already been given the best answers in POF and property desires/location specific criteria, also helps if they say their name (don't withhold) if they are calling into you for the first time and you don't get any red flags they are posing as something they are not (popular lead generating app has this issue at times as 'cash buyers' are simply looking for deals to wholesale)Hope that helps! 

So what can you do to flourish in the grey-zone of moratorium, you CAN convey to tenant that your current lease contract ends on ____ date and that you personally would prefer to adhere to that, that you would PREFER to not make a lease renewal, that you would PREFER to not extend the lease with them, and than ASK "so what plans did you have Mr/Mrs Tenant?". 

No this isn’t a sob story, I’m sure it’s similarly to some people on this app.

We are buying a property in Tennessee, the targeted closing date is 6/1. 

I ask the tenant to text me after the filter has been changed so I can update the alert with the change date (all on my phone).

I have an out dated porch in need of repair that I wanted to replace before the appraisal, cost of materials has really slowed progress.
