I better idea is to build a team of agents who understand the investor mentality and who can build a client list of repeat customers.

I recommend to my owners/customers that we do not allow pets due to the possibly of a dog bite or damage.

You will get nothing but headaches if you do not know your local contracts, customs and values doing it that way.Just my 2 cents and good luck! 

A builder will need about $130 to $140 a foot to build you something with all tile floors, custom cabinets, granite counters etcyes tear down that old stuff, the benefit about tearing down, is the out come and more certainty of cost.
