More or less as a reward to a tenant so they continue to live in the unit long term.Fresh paint, new carpets, maybe new counter surfaces, appliance upgrade.Most tenants do not stay long.

A "roof over their heads" is about the minimum a tenant expects for their rent.If your current tenants are not as good as you'd like, starting to hammer on the roof early, and continuing late can sometimes "hasten them on their way".cash
