Just gotta go with my gut on this one and end the communication.  

It's all about having systems and procedures and following them consistently and minimizing your emotional responses and eliminating  biases. 

Try not to set anyone off.People do need time to move and my experience tells me people who are in foreclosure often crawl into mental shells of denial to protect themselves emotionally.

The debts need be collected per regulation standards which means regulations over the spectrum of communication including phone calls and letters.

However, I find that if you stop communicating with those people, they will forget about you and stop working for you.It's also going to take some luck so you might want to be open to doing things in a way that is out of your routine.

Or are you buying in an emotional market where low balling by 10k is the only way you will cash flow?

If you like re, do law, communications, marketing, construction, maybe accounting.

(2) Emotion: Thoughts are not enough. 

It is obviously trying to push emotional buttons.

There will be some properties whose owner(s) are incarcerated, or suffer from substance abuse, severe mental or emotional issues or just don't want to be found.
